Position Description:

Chevron Business Real Estate Services (CBRES) is accepting online applications for the position of Facilities Planner (0608-50151831) located in San Ramon, California through August 28, 2006.

The Facilities Planner is responsible for the overall administration involving in tenant services to San Ramon Park, Br# 1 and S.F Including relocation, retention, service levels and other accommodations.
Plans occupancy of new or remodeled Buildings, furniture, Phone & data, office and provisions for support space.


Qualifications:

ESSENTIAL POSITION FUNCTIONS:
In coordination with the Site Manager, develops and updates the sites long-range master plan for facilities expansion and modification to meet future space requirements with the objective of optimizing efficiency and effectiveness of space utilization, providing for changing requirements on a timely basis and assuring consistency in general design and appearance.
- Supervises economic analyses and reviews alternatives.
- Directs work of architects and engineers on facilities plans.
- Gathers and analyzes information from Tenant Groups and forecasts future requirements.
- Project Executive responsibility on all projects involving changes in use or configuration of facilities. This includes Base Building, and Tenant Improvement Projects, and review of tenant projects from a Facility perspective.
- Works with clients, Global Real Estate Engineering, and Construction team (GRES), and Maintenance to arrive at cost-effective design/construction solutions.
- Coordinates activities necessary to ensure facilities alterations for building, fire, safety, and environmental code compliance, and for safety and emergency response.
- Follows emerging regulations and recommends strategies and controls to ensure compliance.
- Planning activities involved in assembling the General Facilities Reinvestment Budgets: plans, estimates, and schedules to develop comprehensive capital and expense budgets for each year and the planning period.
- Works with T.I team and Finance Budget Coordinator to monitor progress, prepare forecasts, and alter plans as needed.
- Representative on the CBRES Facility Projects Council.

Responsible for day-to-day Facilities Planning activities including:
- Monitoring recovery and recommending changes to rent recovery models
- Rent data base accuracy
- Primary contact for Finance coordinator regarding budgets, expenditures, customer satisfaction data, and benchmarking activities
- Furniture Moving, Purchase, and Warehousing
- Site Signage approval and purchase
- Surplus building materials, inventory and warehousing
- Managing site moves

SPECIAL SKILLS/REQUIREMENTS OR ADDITIONAL CONSIDERATIONS/INFORMATION:
- Bachelor?s degree preferred in Architectural or Design.
- CSOC Certification is desired.
- Relocation benefits will not be considered.
- Expatriate Assignment will be considered.

- Experience in facilities planning i.e., data gathering, define project scope for tenant improvement projects, current and future occupancy data, site occupancy plans.
- Experience in Tenant Improvement work. Experience with CPDEP process and managed projects scope, schedule, and budgets. Experience with managing moves.
- Ability to interpret and frame the meaning of information from others. Promotes communications in all directions organizationally within and between workgroups. Removes barriers to cooperation. Good meeting facilitation skills. Good written and oral skills.
