Maintenance Tech II

 

Do you have plumbing, electrical, painting and carpentry skills and desire to work a for a great company?

We are looking for an individual who is organized, with the ability to work independently and use good judgment. Individual must be able to handle multiple priorities. The individual must also be self motivated, and pay strong attention to detail.



ESSENTIAL FUNCTIONS:

? Overall apartment maintenance
? Mechanical repairs
? Performing maintenance tasks for residents
? Refurbishing living units for the next occupants
? Coordinate with office staff for maintenance supplies
? Perform move-in, move-out inspections
? Be available for AFTER HOURS emergency calls when needed
? Able to maintain a maintenance schedule on a daily basic.
? Other duties as assigned

 

Requirements:

? High School diploma or equivalent
? Class C California drivers license with clean driving record submit a copy with application
? MINIMUM 2+ verifable years hands on maintenance experience in a COMMERCIAL setting
? HVAC and Mechanical knowledge a plus, not mandatory
? Basic computer skills preferred
? Excellent troubleshooting ability
? Completion of trade school/vocational program a plus
? Good written and verbal communication skills. Ability to interact with all levels of personnel in a professional manner

Duties include:

? Performing all mechanical and electrical repairs or aiding in repairs for the preventative maintenance of property, including building, mechanical, and equipment repairs
? Identify and resolve equipment problems 
? Build stud walls, hang drywall, tape walls, repair and patch roofs, hang doors, adjust closures, install floor coverings
? Prep and paint, walls, ceiling, and stucco
? Insure that all Preventative Maintenance and repairs are completed to the highest quality standard
? Performs other duties as assigned
? Repairs include: light bulb replacement, light fixture repair or replacement, doors & locks, railings, carpentry, plumbing and electrical repairs within the common area, maintain & repair of common area furnishings and equipment. 
? Water heaters, a/c units to ensure they are running properly. Drain clean out ?snake or Hydro jet.
? Maintains walkways, stairs and railings in a safe and clean manner. Routine preventative maintenance of all common area components including but not limited to greasing the gate railings and chains, exercising the water shut off valves, caulking, doors and lock adjustments. 
 ? Routine inspection of all common area and report to office staff via e-mail of any repairs needed to a common area.
