Design/Build/Property Management

Learn the lay of the land. This team is about finding great locations, then creating and maintaining our buildings. You'll also create guest-pleasing in-store plans.


Purpose:

Provides leadership, supervision and administrative management for the Commissioning Team in Target's Property Development Pyramid. Insures the organizational structure, processes and procedures support the goals and objectives related to the design, installation and performance of building systems and equipment in stores. Scope may eventually expand to include all Target facilities (HQ, DC's, etc).

See Yourself:
Leading the development and execution of commissioning processes and procedures in new stores and retro-commissioning in existing stores. Driving needed change and partnering with key internal stakeholders in Property Development (Architecture, Engineering, Construction, Building Services) and Store Operations
Managing the selection of stores to be commissioned and annual budgeting process to secure funds to support the program
Driving the identification and implementation of metrics used to measure program performance and reporting results to Senior Property Development leadership periodically
Ensuring contract RFPs are developed and other aspects of vendor management are handled efficiently and effectively with Procurement and other partners
Managing the punchlist follow up process in partnership with Construction, Engineering and others to ensure issues are corrected in a timely, satisfactory manner
Leading efforts to continuously improve processes including optimizing the scope of work, EMS field support, and ongoing evaluations to determine feasibility using vendors vs. internal labor. Also embed commissioning specifications in building contracts to clarify expectations and improve equipment performance at turnover
Leading the process for design change recommendations that result from the commissioning program
Partnering with Procurement regarding contracts, Architecture, Engineering, Specifications, and Construction regarding design and materials, and Building Services regarding equipment performance and asset management
Developing staff members by creating a positive environment where staff have the greatest potential for personal development and professional advancement. Creating and managing team's annual expense budget and performance review process

JOB REQUIREMENTS

Minimum Requirements
Bachelors Degree in Engineering, Technology or related technical field
2 years experience in Building Commissioning
4 years experience in direct supervision with proven ability to coach, mentor and develop staff with varied responsibilities
Strong understanding and experience with control systems for HVAC, refrigeration and lighting
Strong project management skills
Exceptional critical thinking and analytical abilities
Excellent verbal and written communication skills
Demonstrated ability to excel in a team-based collaborative environment

Desired Requirements:
Bachelors Degree in Mechanical Engineering
8 years hands-on experience in Building Commissioning, especially controls
10 years management experience in team environment
4 years experience in Building Commissioning
Control systems experience beyond HVAC, refrigeration and lighting
