Financial Analyst

 

 

Pennsylvania Real Estate Investment Trust, a publicly held real estate management & development firm located in center city Philadelphia is currently seeing a Financial Analyst in their Asset Management Department.

 

DUTIES AND RESPONSIBILITIES:

Reports to Vice President of Asset Management.  Supports Asset Managers in providing financial oversight, strategic guidance and consultations to operating and leasing management staff relative to each real estate asset in the Trust?s owned portfolio;  Conducts financial analysis and research to support VP &  Asset Managers recommending long-term financial strategies to ownership based upon operating cash flows, capital requirements, merchandising trends, and development alternatives; Develops pro-formas & projections for leasing representatives to help them in negotiating terms of new leases & renewals; Assists in compiling annual property budgets and quarterly forecasting models; Responsible for generating and maintaining a suite of monthly, quarterly, annual, and special reports for internal and external distribution, including the Quarterly Supplemental Disclosure, Operating Statistics Manual, and Leasing Game Plans; Monitors financial performance of property; Carries out special assignments/projects as assigned.

 

QUALIFICATIONS: 

Minimum of a Bachelor?s Degree in Accounting, Finance, Real Estate, or Business Management required.  One year minimum experience in real estate investment banking or commercial real estate or considerable internship experience dealing with local commercial real estate markets & significant academic achievement required.  Must be familiar with computer use in financial analysis and knowledgeable in Excel, Argus, and Pro-ject software.  Also, the ability to interact and communicate effectively, both orally and in writing, with all levels of management, lenders, owners, banks, lawyers, etc.
