Property Maintenance Engineering Director
Job Purpose:
The DoubleTree Hotel-Modesto has an excellent opportunity for an individual experienced in running a Property maintenance Department. This position is responsible for the upkeep, rehabilitation and maintenance of a 258 room full service hotel with large meeting rooms, banquet facilites, full service kitchens, resteraunts and attached 5 floor office tower. This positon requires a strong background in project management for large building maintenance. Experience with budgeting, contract and bid negotiations required. Experience needed in running a department crew responsible for the maintenance of the physical building structure including carpentry, all mechanical, electrical, plumbing, HVAC systems and related equipment in accordance with life safety, energy conservation and preventative maintenance programs.
Provides a comfortable and safe guest and employee environment by maintaining equipment and environment. Completes preventive maintenance requirements, responsing to emergencies, accommodating guests, preparing reports managing staff in a safe, sound, legally compliant, and continuously operating environment for guests, and employees. Provides equipment and systems installation and maintenance; directs facilities engineering and energy conservation efforts.
Duties:
* Accomplishes plant engineering human resource objectives by recruiting, selecting, orienting, training, assigning, scheduling, coaching, counseling, and disciplining employees; communicating job expectations; planning, monitoring, appraising, and reviewing job contributions; planning and reviewing compensation actions; enforcing policies and procedures.
* Achieves Hotel's engineering operational objectives by contributing information and analysis to functional strategic plans and reviews; preparing and completing action plans; analyzing inspection reports, consulting with officials concerning user needs; making in-house/contract decisions; analyzing shop capabilities; implementing production, productivity, quality, and customer-service standards; identifying and resolving problems; completing audits; determining system improvements; implementing change.
* Meets Hotel's engineering financial objectives by estimating requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions; designing and administering external services contracts.
* Keeps equipment operating by planning and controlling the operation of high-pressure boilers, heating, sterilizing, lighting, air conditioning and ventilating, plumbing, refrigeration, kitchen, pneumatic and electrical communication and other mechanical, electrical and electronic equipment.
* Maintains equipment by applying engineering techniques and design; developing specifications for recurring preventive maintenance and equipment inspections, calibrations, and servicing; establishing policy for selecting engineering consultants; ensuring adherence to that policy; directing contract engineers and technicians in condition inspection, planning, estimating, utilities engineering, energy and project management; controlling procedures, standards, and work schedules.
* Reduces energy consumption and costs by considering long- and short-term energy requirements; researching and implementing cost-saving systems.
* Plans project objectives by collecting relevant information; identifying short-term and long-range issues; identifying and evaluating options; choosing a course of action.
* Manages project expectations by communicating project status and issues; resolving concerns; analyzing time and cost issues; preparing reports.
* Maintains legal and corporate compliance by developing policy positions concerning federal, state, and local regulations, anticipating emerging issues.
* Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies.
* Accomplishes Hotel goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
