Occupancy Compliance Specialist

The SRHT Property Management Company, a nonprofit affiliate of the Skid Row Housing Trust is seeking a qualified individual to assume the responsibilities of Occupancy Compliance Specialist. The Management Company was incorporated in 1995 for the sole purpose of managing the Trust's properties, which house very low income, homeless and disabled persons. The Trust is a non-profit organization incorporated in 1989 to preserve the remaining single-room-occupancy (SRO) hotels in Los Angeles' Skid Row.  It has purchased and renovated or built more than 1000 affordable residential and commercial units 19 projects in the downtown area, all of which are managed by the SRHT Property Management Company.

 

 

Major Job Responsibilities:

Under the direction of the Director of Property Management, The Occupancy Compliance Specialist works as part of a team to ensure compliance with all occupancy regulations established by HUD, the Tax Credit Allocation Committee and other regulatory bodies for a designated portfolio of properties.

 

Essential Duties and Responsibilities:

Serve as the contact person for regulatory compliance issues for all properties in a designated portfolio of properties; Coordinate and over-see initial project lease-ups ensuring timely and accurate processing of applicants; Review all documents related to tax credits and/or other housing programs to identify documents necessary for record-keeping, reporting requirements and annual rental increases; Review resident files on a quarterly basis to ensure compliance and monitor any corrections to files that are needed; Review and oversee the annual re-certification process at all sites ensuring their timely and accurate completion; Develop and implement quarterly compliance training seminars for site resident managers; Complete all quarterly and annual reports to investors and housing programs on time.

 

Knowledge, Skills, and Abilities:

Minimum of three years experience as an Occupancy Specialist in affordable housing; Knowledge of TACAC, HUD and other affordable housing programs; Strong verbal communication skills and clear writing ability; capacity to handle multiple tasks simultaneously in an organized and efficient manner and to meet deadlines; Proficient Microsoft Office applications (Word, Excel, PowerPoint, Outlook, and Publisher), plus knowledge of project data systems software such as MicroHud, MicroRent, and Yardi; Willingness to perform requested duties and to be courteous and pleasant to vendors, clients, and staff; Valid California driver license and availability of an insured vehicle to travel with the SRHT service area.
