How can I get a self-certified mortgage?

Q Can you tell me whether I can get a self-certified mortgage without having to deal with a mortgage broker?

A Yes, you can. However, by not going through a broker, you are severely restricting your choice - and I've only managed to find three lenders who are currently open to applications for a self-certified mortgage direct from the public. They are: Chelsea building society, Leeds building society and Scarborough building society.

The most that these lenders will lend on a self-certified basis is 80% of the valuation of the property (which may be less than the sale price). In addition, both the Chelsea and the Leeds building societies impose a maximum loan amount of £250,000 and £300,000 respectively.

To qualify for a self-certified loan, you also have to be the right kind of borrower. For example, to be eligible for a self-certified mortgage at the Chelsea building society, you have to be self-employed, a freelance, contract or commission-based worker, or living off investment income.
