 Should I cash in assets to pay off my mortgage?

Q Would it be best for me to cash in assets like Isas, shares, premium bonds etc, in order to pay off the mortgage?

A Yes, in theory, since it usually costs more to borrow than the returns that can be achieved on investments, especially after tax. However in practice there are several considerations to take into account. One is flexibility. Once the money is spent on paying off the mortgage you may have little or no spare cash to cover an emergency. There is also the question of timing. Personally I don't think it is a very good time to sell share-based investments since they are probably close to their lowest value and have a good chance of recovering. As well as this, mortgages are currently incredibly cheap with interest rates at their lowest level for 40 years.
