Should I change my mortgage to daily calculated interest?

Q I currently have a straight repayment mortgage and my lender has recently asked me if l would like to change it to daily calculated interest. Can you advise me?

A Agree straight away. Many lenders are now offering to use daily calculated interest because of growing pressure from critics and consumers about the use of annually calculated interest, which is a bit of a rip-off when applied to repayment mortgages. Annual calculation fails to take into account the gradual decline in the total capital outstanding during the year. Calculating daily interest does that and it can make quite a difference to the amount of interest paid, especially with large mortgages, over the years. Hence the pressure for a welcome change, which has been partly encouraged by the improvements in computer technology that make it much easier to implement.
