New loans from Alliance & Leicester and Lambeth Building Society are encouraging borrowers to consider a five-year fixed period.

Both mortgages are fixed at 3.89%, rates which have not been seen in a generation. But there are a few draw backs; the A&L mortgage has a £595 arrangement fee, while the Lambeth charges £390.

Also A&L charges six months' interest as an early redemption penalty, while Lambeth charges 5% of the value of the loan.

Borrowers with only a small deposit will probably do better at A&L.
