Leasing Agent

Acting under the direction of the Resident Manager, the Leasing Agent will be responsible for:

 





1. Leasing:

 

  --To maintain courteous communication with residents, prospects and vendors

  --To ensure proper leasing techniques are utilized according to company  policy.

  --To complete a market survey of all competing communities on a monthly basis

  --To maintain a telephone-to-walk in traffic conversion ratio of 50%

  --To show and lease apartments maintaining a qualified show-to-lease closing

ratio of 50%

  --To complete all thank you notes and follow up within 24 hours of contact with

prospect.

  --To complete all lease renewals at least 60 days prior to lease expiration

  --Open and close show apartments daily performing touch up cleaning as

needed

 

2. Marketing:

 

  --To ensure all balloons and signage are out daily.

  --To work with the resident and property manager ensuring  proper placement of

all print advertising for the property.

  --Complete a marketing calendar under the direction of the resident manager

and follow it ensuring all marketing is completed in a timely manner

  --To advise property and resident managers of any additional marketing,

advertising or move-in concession needs.

 

3.  Office Procedures:

 

  --To enter all traffic and leasing functions into the computer on a daily basis

  --Complete all necessary paperwork and verify incomes regarding Affordable

Housing  properties.

  --Coordinate all items relating to move in and move out in a timely manner.

  -- Adhere to policies and procedures per the Operations Manual.

 

4.  Miscellaneous to include:

 

  --Take, fill out and log any work orders in a timely manner

  --Collect rent, deposits and various payments and enter into the computer

  --Any other duties assigned by Resident Manager, Property Manager  or

management personnel from the Home Office.
