Job Description:
The Site Acquisition Specialist I (SAS I) is responsible for the site selection, leasing and zoning activities as well as the information facilitation required for the wireless sites assigned. The SAS I should require very little supervision, guidance and training regarding the essential duties of the position.
Essential Duties and Responsibilities:
Review and understand the scope of work Drive Search Rings to identify and qualify the best available properties for the installation of wireless antenna sites. Influence and obtain property owner consent on the proposed wireless antenna site installation. Coordinate with RF Engineering, and Construction personnel to ensure that the selected sites meet the engineering, and construction requirements. Negotiate lease, easement and ancillary agreements between landlord and client. Request and/or review a Title Report for the approved site candidates. Assemble and submit a complete Site Candidate Package (SCIP) for client approval. Coordinate and attend the Tech Team Visit with the RF Engineer, Zoning and Construction. Review zoning and construction drawings coordinating RF, Zoning, Construction and Landlord requirements modify as necessary. Procure the landlord?s or appropriate signatory on all required documentation. Perform a Preliminary Zoning Analysis to include: identification of permitted use areas, difficult jurisdictions, filing deadlines, approval timeframes, application requirements, zoning codes, zoning maps, and a zoning code summary. Preparation of zoning applications. Attend public hearings and community meetings as required. Perform review and redline of the zoning and construction drawings to verify compliance with the zoning code and design requirements. Meeting with zoning staff to review the initial site design and the specific zoning requirements and permit process for each site. Attend pre-application meeting with the zoning staff to review zoning application prior to submitting the zoning application. Conduct a pre-hearing meeting to review the zoning hearing exhibits and anticipated testimony from the client, RF engineer, Site Acquisition, and any expert witnesses. Prepare zoning application, justification letter and related zoning application exhibits, and obtain zoning fee check. Preparation of site status reports and scheduling for management and client review and ensure that all documentation is maintained in compliance with WFI policies. Facilitate communication and coordinate reviews and ?handoffs? with RF Engineering, Leasing, Zoning, Construction or any other disciplines or vendors involved.
Experience and/or Education:
A degree in urban planning, environmental planning or law is preferred. A degree in Business Management BA/BS is acceptable. Minimum of three years of site acquisition experience with major wireless carrier or tower company (prior work with Verizon Wireless is a definite plus). A Real Estate Sales or Brokers License is required.

Ability to competently complete complex zoning applications. Ability to draft top quality executable leases. Ability to listen, discern and resolve issues with a sense of urgency. Ability to articulate clearly when communicating with others. Must be familiar with laptop computer operations and be able to use MS Word, MS Excel and MS Outlook Ability to maintain confidentiality essential Select Sites to address RF coverage objectives-research zoning and ownership Work with landowners and landowner attorneys to finalize lease documents Submit zoning filings and represent client throughout permitting process, as required Fulfill various client documentation and deliverable requirements.
